Even if your basement and crawlspace do not leak water, they can become damp. This is due to water vapor in the air. As it condenses, it collects on the cool surfaces in your basement or crawlspace. Other ways moisture can find its way into a basement that is not leaking include the following:
- Even when a block wall is not leaking, it may be damp due to capillary action (also known as wicking). The water that collects inside its hollow surface can sponge out and enter your basement.
- Because concrete and dirt are porous, water can come through your crawlspace and basement walls and floor, passing easily through and entering into your air. - As air leaks into a basement, crawlspace, and through the crawlspace vents, it brings moisture through in the form of humidity. If the air outside is cooler than the basement or crawlspace, this is not a problem as long as you don’t mind letting cold air in. In the warm summertime, however, that air is loaded with water. In the greater Toledo area, the high levels of relative humidity ensure that dampness is a major problem for basement and crawlspace moisture in the summer months.
When it’s warmer outside than in the basement or crawlspace (and especially when it’s also humid), condensation will become a problem in the subterranean levels. This problem is caused when the temperature of humid drops. Because basements are below the earth, they are always cool. For each degree the air entering from the outside is cooled, the Relative Humidity goes up 2.2%. If the relative humidity rises over 100%, all excess moisture will be shed on any cool surface. So when it's hot and humid in the summer, rain or not, our basement may be the wettest it has been all year!
During a day with 80 degree temperatures with a Relative Humidity of 80%, air is sucked into the basement, where it’s cooled to 68 degrees or lower. As the air cools, the relative humidity rises by 26.4% (12 degrees times 2.2%). But because 80% plus 26.4% is more than 100%, the air is overloaded with water. It gives up its moisture on your cold basement walls, floor, water tank, pipes, and other cold things. This is condensation! In the summer in Toledo, the relative humidity can easily reach 100% in a basement or crawl space!
Even if the basement and crawlspace does not have condensation, there will still be high Relative Humidity levels that allow mold and dust mites to grow. Dust mites emit their feces into the air and mold will release its spores. As the air heats in your home, it rises, leaving through the upper levels and creating a vacuum in the lower levels. Air is then sucked up from the crawlspace and basement. Anything in the air, including this fecal material and mold spores, will enter into the home living space. As you and your family will breath it in, a variety of health-related problems can occur.
To eliminate condensation, you must either heat the air (ridiculous in the summer and does not remove the moisture) or remove the water from it (easy to do). It’s important to take water out of it efficiently and effectively, which is easy if you have the right equipment with which to do it!
